Terms & Conditions for Rental

RATES: Two-bedroom cottage is $129.50 per night for 1-4 people (4 maximum), quoted prices do not SD tax (4% Sales + 1% Tourism = 5% Total). A rental contract is required and secured by credit card. Upon departure the credit card could be processed to cover damaged or missing items only after informing you.

RESERVATIONS: To confirm your reservations we require this rental contract with credit card number (Visa or MasterCard) to secure your dates. Tentative reservations will be held for 10 days awaiting arrival in mail. We accept cash, traveler checks, money order, Visa or MasterCard upon arrival.

CANCELLATION: If you cancel more than two weeks in advance from arrival, you will not be charged anything. You cancel less than two weeks in advance from arrival, a deposit of one night stay could be forfeited. If selected cottage is re-rented, you will not be charged anything and will be released from rental contract.

AVAILABILITY: Sometimes acts of nature and other forces beyond our control prevent a cottage from being rented as reserved. Therefore, we reserve the right to substitute another cabin that we consider equivalent or better than the cottage reserved. We will attempt to contact you with advance notification of such changes.

CAPACITY: The capacity of this cottage is 4 people, main floor bedroom has a queen bed, downstairs bedroom has one full/double bed and fold out futon, living room has fold out futon. Full bathroom on main floor with tub/shower and full kitchen with refrigerator, electric range, and microwave. Please refrain from loud activities inside and outside of cottage.

LINENS: We provide all linens (towels, sheets, and blankets). Extra towels for your water/beach activities should be brought by renter of cottage.

CONSUMABLES: We provide a supply of items such as toilet paper, paper towels, dish & bath soap.

KITCHEN: Salt & pepper are provided along with cooking utensils, pots, dishes, flatware, and coffee maker/filters.

PATIO: Outside is gas grill, picnic table on concrete patio with campfire ring. Please place trash in dumpster upon departure from cottage.

UTILITIES: All cottages have central air conditioning and heat. When leaving for the day please turn off lights and televisions.

SMOKING/PETS: We request you do NOT smoke inside the cottage and no pets are permitted inside or outside the cottage. No Fireworks or Firearms.

DAMAGE: All cottages are inspected and cleaned following each occupancy. While you are occupying the cottage(s), you are responsible for damage or missing items done by yourself or your guests/visitors. Any resulting damage will be charged to your credit card after notification.

CHECK IN/CHECK OUT TIME: Check in time is 4:00 p.m. day of arrival unless earlier time is approved by Midway Gulch office. Check out time is 11:00 a.m. day of departure unless a later time is approved, please remove all personal items by check out time. Please place trash in dumpster.

We, the undersigned, understand all terms of this rental contract. Failure to uphold any provision of contract can result in eviction of premises.
